For many Australians, building a home is one of life's most significant investments. It's not just about creating a place to live—it's about designing a home that reflects your lifestyle, values and future aspirations.
At Ecoliv, we believe your home should be uniquely yours. That's why we offer both Pre-designed and fully Custom modular homes, giving you the flexibility to create a sustainable, high-performing home without many of the challenges associated with traditional architect design and onsite construction.
If you're considering building a custom modular home, here are some of the most common questions we receive.
Why Build a Custom Modular Home Instead of a Traditional Home?
Traditional design construction typically involves engaging a separate Architect and Builder and building entirely onsite over many months, often exposing the project to weather delays, subcontractor scheduling challenges and material wastage.
Ecoliv's in-house design and construction teams work collaboratively throughout the entire process, ensuring your home is designed with real construction costs, buildability and budget in mind. This integrated approach reduces the risk of costly redesigns and variations, helping you achieve the best design outcome while maintaining greater cost certainty from concept to completion.
Ecoliv's modular homes are built in our purpose-built EcoHub facility before being transported and installed onsite. This allows for:
Our homes are designed using Design for Manufacture and Assembly (DfMA) principles, allowing us to create highly efficient, high-quality homes while reducing construction waste by up to 52%.
How Customisable Can My Home Be?
Very.
Unlike many modular builders who offer only fixed floorplans, Ecoliv's custom design service allows you to work directly with our design team to create a home tailored to your site, lifestyle and aesthetic preferences.
Our custom design process allows you to customise:
Whether you're adapting one of our existing designs or creating something completely unique, our team works collaboratively with you throughout the design journey.
Can I Select the Floorplan Layout, Ceiling Heights, Windows and Facade?
Absolutely.
As part of our custom design process, you can influence virtually every aspect of your home's design.
Many clients start with one of our existing floorplans and modify it to suit their needs, while others begin with a blank canvas.
Floorplans, façades, window configurations, roof forms and material selections can all be customised to create a home that responds to:
The result is a home designed specifically for you rather than a standard plan adapted to fit.
Can Modular Homes Look High-End or Architectural?
Definitely.
One of the biggest misconceptions about modular homes is that they all look the same.
At Ecoliv, many of our most successful projects are architecturally inspired custom homes featuring:
Our modular construction methodology provides enormous design flexibility while maintaining the efficiencies of offsite construction.
Many visitors to our completed homes are surprised to learn they were built using modular construction.
What Design Limitations Are There?
While modular construction offers exceptional flexibility, there are some considerations.
Modules must be designed to comply with transport regulations and structural requirements for road travel. These influences include module width, length, height.
However, multiple modules can be joined side-by-side, end-to-end, stacked or cantilevered to create larger and more complex homes.
Rather than seeing these parameters as limitations, our design team uses them as opportunities to create innovative and efficient design outcomes.
Can My Home Be Extended Later?
Yes.
One of the benefits of modular construction is that future expansion can often be planned into the original design.
Many Ecoliv clients begin with a smaller home and later add:
By considering future growth during the initial design phase, we can help create a home that evolves alongside your changing lifestyle.

What Is Included in the Quoted Price?
Ecoliv provides a comprehensive turnkey building solution, meaning we manage every stage of the journey from design through to handover. Depending on the scope of your project, your quoted price typically includes the design and documentation process, construction of the home, flooring, cabinetry, benchtops, plumbing fixtures, electrical fit-off, painting, and all internal finishes. It also includes essential access elements such as decking, stairs, ramps and balustrades, along with the coordination of utility connections, occupancy permits and warranty support.
Our goal is to remove the complexity of building by delivering a fully completed, move-in-ready home, allowing you to enjoy a seamless and stress-free building experience.
Is Modular Construction Cheaper Than Traditional Construction?
Not necessarily.
Many people still associate modular homes with basic transportable cabins or caravan park accommodation built using lightweight refrigerated panels and low-cost materials. However, modern modular homes are fundamentally different. Ecoliv homes are built to the same building standards as traditional homes, using quality materials, high-performance insulation, double glazing and premium finishes.
While modular construction is not always cheaper than traditional building, it delivers value through faster build times, improved quality control, reduced waste, greater energy efficiency and more predictable project timelines.
For many homeowners, the long-term savings from lower energy bills, reduced maintenance and a streamlined building process make modular construction an excellent investment.
What Costs Outside the Quote Should I Consider?
Every site is different, and some costs may sit outside the building contract depending on your property and location.
Examples may include:
We discuss these items during the Preliminary design stage to provide as much clarity as possible.

How Long Does the Custom Design and Build Process Take?
Timeframes vary depending on project complexity, approvals and site conditions.
Generally, the process includes:
Because much of the construction occurs in our Ecohub Construction Facility while site works are undertaken simultaneously, overall project timeframes are often significantly shorter than traditional onsite builds.
How Are Modular Homes Transported and Installed?
Once completed, modules are transported by road from our EcoHub facility to your site.
Modules are then either lowered into position via hydraulic system on the trucks or craned into position and connected onsite.
This process is carefully planned and coordinated to minimise disruption and ensure efficient installation.
Many clients are amazed to see their home take shape within days rather than months.
How Much Involvement Is Required From the Owner?
That depends on your preference.
Some clients enjoy being deeply involved in design decisions, while others prefer a more guided experience with our in house Design team.
Throughout the process, you'll work closely with our team to:
We manage the technical, regulatory and construction aspects so you can focus on the exciting parts of creating your new home.
Can Modular Homes Be Built on Sloping Blocks?
Yes.
Many of our projects are located on challenging rural, coastal and sloping sites.
Our lightweight footing systems and modular design methodology allow us to adapt homes to:
In many cases, modular construction can reduce site disturbance compared with traditional construction methods.
What Warranties Are Included?
When you build with Ecoliv, your home is protected by the statutory warranties required under the relevant building legislation in Victoria, New South Wales and South Australia. These warranties provide homeowners with protection against defects relating to workmanship, materials and compliance with building standards, giving you confidence that your home has been constructed to the required quality and performance standards.
In addition to these statutory protections, manufacturer warranties apply to many of the products and appliances installed within your home, such as windows, roofing, hot water systems and electrical appliances. Following handover, our team remains available to assist with any warranty enquiries and to support you through the maintenance and care of your new home, ensuring you continue to enjoy your Ecoliv home for years to come.
How Do Modular Homes Perform Thermally and Acoustically?
Exceptionally well.
Energy efficiency sits at the heart of every Ecoliv home.
Our homes are designed using climate-responsive design principles and include features such as:
All homes are designed to achieve a minimum 7-Star NatHERS rating, with many projects exceeding this benchmark.
The insulation systems used throughout walls, floors and ceilings also contribute to excellent acoustic performance and year-round comfort.
Can I Get a Normal Mortgage for a Modular Home?
Yes. Financing a modular home has become increasingly straightforward, with a growing number of lenders now offering construction loan products specifically designed for modular and prefabricated homes. These lenders understand the modular building process and can provide funding structures tailored to the unique stages of off-site construction and installation.
To make the process even easier, Ecoliv works with a trusted network of mortgage brokers who have experience securing finance for modular homes. They can help you navigate the available lending options and find a solution that best suits your circumstances, budget and project goals.
We recommend exploring your finance options early in the process to ensure a smooth and stress-free building journey.
